• Review and contracting of necessary insurance for the community. • Management of insurance-related matters. • Contracting and monitoring of community services. • Preparation of technical inspections: fire protection, elevators, and other protective measures. • Energy efficiency certificates. • Processing key orders. • Accessibility for owners. • Property manager's office hours. • Advising owners. • Periodic checks and inspections of the building's condition. • Evaluations/inventory • Receiving and managing budgets, technical inspections of works, preparing price comparisons, consulting, bidding procedures, awarding orders, receiving services, invoice control, and invoice settlement. • Maintenance and compliance with the house's internal regulations. • Processing complaints for violations of the house's internal regulations in general. • Administration concepts and correspondence with utility companies and waste disposal companies. • Periodic checks on routine property maintenance. • Professional and up-to-date accounting. • Preparation of annual accounts • Making all payments related to the entire property. • Monitoring payments for community fees and other payments and income. • Calculating community fees and preparing financial plans. • Managing late payments for community fees. • Managing community current and reserve accounts. • Maintaining all administrative documents in order. • Representation in and out of court, and filing legal representation for claims made by the community against third parties and individual owners. • Negotiations with authorities and compliance with requirements imposed by authorities. • Calling and holding the appropriate annual owners' meeting and, if necessary, holding extraordinary and exceptional owners' meetings. • Recording and executing community resolutions and sending the protocol to all owners. • Debt certificates.
